General Description

Searching for an above average home design with all the creature comforts?

Looking for close proximity to Lake Texoma and a Boat House?

You’ve found it!

My wife and I fell in love with this home on the very first day we saw it back in 2000.  What we saw was an ordinary looking home with HUGE potential.  Having grown tired of the fast paced city life, we needed a place to decompress and enjoy our retirement days.  What attracted us to the area and this home was the beautiful lake setting in a peaceful gated private community.

Our Home is NOT Waterfront Property, for that you'll need to add a few more zeroes to the selling price.  However, our Home IS in a lakeside gated community and IS within walking distance (or Golf Cart ride) to the Boat House. I mention this because sometimes the excitement of a buyer can create unrealistic assumptions.

We’ve done a lot to it since moving in back in 2000, so grab a soft drink and sit back while I describe to you in as much detail what this home has to offer and how much enjoyment you could have by owning it.

NOTE: When calculating costs per square foot, please remember to consider the heated 20'X38'Workshop as well as the large outside entertainment square footage like the Pool Decking and Covered Patio.

First, here are the basics on the home:

This list only begins to detail the amenities of this home.

All rooms have been wired with RJ-11 Phone Jacks, RJ-45/CAT 5 Network Connections, and RG-8U Coax for either outdoor Antenna or Cable TV use.  An outdoor 50’ Tower supports a 100 Mile Weingard TV Antenna (receives most local and Dallas Analog and HDTV Channels), Internet Satellite Dish as well as a DirecTV Dish (Dishes and electronics may convey depending on contract).

The Master Bedroom has a Shower with Glass Shower Door and tiled seating area, Toilet, Vanity and Sink.  Shower and bathroom floors were recently re-tiled.  Adjacent to the Master Bedroom is a room suitable for either a retreat, crafts/hobby room or small office.  To store your beach wear there is a large walk-in closet.

I use the remaining two bedrooms as a guest room and a home office/den.  Again, all rooms are fully in-wall wired for whatever high-tech toys you have.

In 2000 when we bought the property, we did our first major renovation prior to move-in.  We installed all new:

High SEER Carrier Central Heat and AC with Variable Speed Fan
High Efficiency Honeywell Air Filtration
NEW Attic AC Ductwork and Blown Insulation
NEW Plumbing Fixtures, NEW Toilets
NEW Concrete Driveways
NEW Paint and Wall Texture throughout home

Then, in 2004 we finished the job by expanding the square footage of the kitchen and dining areas as well as:

NEW Circular Driveway
NEW Hardwood Kitchen Cabinets
Expanded Kitchen, NEW Appliances
Granite Kitchen Counter Tops, Extra Large Sink
Walk-In Pantry
NEW Laminate Simulated Stone Flooring in Kitchen & Dining Areas
Filtered Hot & Cold Water Dispensers
X-10 Home Automation, Computer and HAL Deluxe Software
20’X38’ Heated Metal Workshop with 10' Garage Door and Genie Screw Drive Opener
15’X32’ Salt Water Pool with Waterfall and Kool-Decking
400,000 BTU Gas Pool Heater
500 Gallon Underground Propane Gas Tank
Stone and Block Landscaping
NEW 35 Year GAF Architectural Tabbed Shingle Roof
Vent-Free Gas Logs in Fireplace
Ceiling Fans and Smoke Detectors in All Rooms
5’ Fencing Around Back Yard Pool Area

Of course, as you know, bad habits are hard to break.  My bad habit is that I like comfortable living.  So… this spring I added a newly built covered Boat Slip/Boat House to the list of amenities.  You can park your 30’ Cruiser or 200 Horse Bass Boat in the secluded lake cove of Lake Texoma.

It’s hard to beat taking the golf cart down to the Boat House early in the morning and drowning a few worms!  If you like Striped Bass fishing, then Lake Texoma is THE lake to do it in.  National records have been set here for Striped Bass, Crappie, and Catfish.

Last year when I added the Propane Tank and Gas Logs, people wondered why.  Well, this past winter my Electric bill was peanuts compared to everyone else’s and I heated my home at a comfortable 72 degrees with my Gas Logs and Ceiling Fans and occasionl use of inexpensive gas space heaters.  Since the Logs are Vent-Free, most of the heat stayed indoors.  Of course, over 18” of attic insulation helps too.

Most of the community is comprised of retirees and fishing enthusiasts.  If you have children, school bus service is available for all grade levels attending the Pottsboro Independent School District.  Even though this is secluded country living, you are only thirty minutes away from the world of Wal-Mart and Target stores in Denison and Sherman   Texas.

I have tried to list all the features and comforts but I’m sure I’ve missed one or two.  If you like what you’ve read and the pictures you see, then please drop me a line and let’s do business.  Again, this is an above average home that can only be appreciated by someone who truly enjoys the comforts technology and innovation can bring.  If you’re looking for “Just a home”, then this is not for you.
