FIVE IMPORTANT NOTES TO REALTORS AND
BROKERS
Normally, I would not have expected to have to publish this guide
for realtors. Most of you are experienced an seasoned professionals.
Unfortunately, the industry is now saturated with newcomers that have little or no
experience, and make wrong assumptions or rude mistakes.
(1) Please note that this home is FOR SALE BY OWNER. I am NOT interested in
being contacted by Realtors looking for listings or any other perceived business
opportunity. However, I will gladly work with a Buyer's Agent or other Real Estate
Professional that is representing the interests of a qualified buyer as long as the
prospective buyer works out their Realtor's fees between themselves.
(2) There is NO LOCKBOX at
the property. The property is owner occupied and is shown by appointment only. If an
appointment is made and you cannot make it, a courtesy call canceling it will be
appreciated. I have had my fill of purposely missed appointments, Realtors who do so
will receive a written complaint at the Board of Realtors. It is amazing to see how
un-professional some Real Estate Agents have become by not giving appointments the respect
and seriousness they deserve. I respect your valuable time, please respect ours.
(3) Don't trust the generic MLS Listing
Information! It's usually misleading and it may embarrass you with your client.
This property is NOT Waterfront Property, it is Lake Access Property
located inside the gated community of Texoma Estates and the home is being sold with its
own Privately Owned Boat House. Many unrealistic buyers and inexperienced realtors
assume that the home sits with the lake as its back yard. If your buyer wants
waterfront property, this is NOT it, certainly not at this price.
(4) Make sure you and your client visit
this website. In doing so you will avoid all bad assumptions and misunderstandings
with regard to the property's amenities and specifics. Save valuable time for all
three of us, PLEASE REVIEW THIS SITE WITH YOUR BUYER BEFORE CALLING FOR AN
APPOINTMENT.
(5) Last minute appointments are rude and are not
conducive to a good marketing presentation for either the Realtor or the Seller.
Please extend us the courtesy of reasonable time for scheduling appointments to show the
property in a way that promotes its attributes and appeals to the buyer.
